Some require a refundable deposit and a signed undertaking to follow the building's rules. Requirements vary, so the first step is asking building management for their fit-out or modification guidelines.
Coring through the slab, changing the facade or windows, altering shared risers and ducts, moving wet areas above other units, and removing fire-rated walls are commonly restricted or prohibited. Noisy works are limited to set hours, and deliveries must use the service lift at booked times.
Some buildings inspect waterproofing before tiling or the finished works at the end, and release the deposit only after confirming common areas are undamaged. Keeping a photo record of corridors and lifts before work starts protects you if damage is disputed.
