01VILLA EXTENSIONS
Adding a room on the ground floor — a guest bedroom, a larger family room, a majlis — is the most common villa extension. Built well, it feels as if it was always part of the house.

Discuss a room extensionOr message us on WhatsAppThe extension needs its own foundations designed for the soil, a slab at the same level as the existing floor, and a structure tied into the villa where the engineer specifies. Opening the existing external wall to connect the rooms may need a beam.
Outside, render, paint, windows and roof edge match the existing villa so the extension does not look added on. Inside, the floor, ceiling height and finishes continue from the existing room. The roof must be waterproofed and insulated properly, as a single-storey roof takes the full force of the sun.
The new room needs air conditioning — either extended from the existing system if it has capacity or served by a new unit. Lighting, sockets and, for a bedroom, a bathroom or ensuite are planned into the design.
