Ask for proof of insurance covering damage to your property and third parties. Apartment buildings and malls will ask for these documents anyway, so a contractor who hesitates to share them is a warning sign.
Ask to see projects similar to yours and, where possible, speak to the owners. Photographs alone prove little; a conversation with a past client about communication, timekeeping and how problems were handled tells you much more.
The site visit is a preview of the project. A contractor who measures carefully, asks about your building's rules, explains what could go wrong and gives a clear, itemised quote is showing the habits you want on site. Pressure to sign quickly or pay a large deposit in cash is not.
