01COMMERCIAL FIT-OUT
Fit-out budgets vary enormously between businesses of the same size. The starting condition of the unit, the services the business needs and the landlord's requirements decide more of the cost than the finishes customers see.

Request a project estimateOr message us on WhatsAppA shell unit needs ceilings, air-conditioning distribution, lighting and fire systems before any business-specific work. A Cat A unit already has these, so the budget goes into partitions, finishes and joinery. Businesses with heavy services — restaurants, salons, clinics — spend far more on plumbing, drainage and ventilation than offices or shops.
Landlord fees for drawing review and inspection, fire-system modifications by the building's approved contractor, temporary protection of common areas, out-of-hours working premiums in malls, and reinstatement obligations at the end of the lease all affect the true cost.
Quotes should be based on the same drawings and specification, broken down by trade, with approvals and design shown separately. Provisional sums for items not yet designed should be clearly labelled, because they are where final costs most often grow.
