Engineered boards have a cross-laminated core that resists that movement, while the top layer is real wood that can usually be lightly sanded and refinished later.
Boards are acclimatised in the air-conditioned room before laying. The slab's moisture is measured, and a moisture barrier is used where needed. Boards can be glued down — quieter and firmer, common in villas — or floated on an underlay, which is quicker and often required with an acoustic layer in apartments. Expansion gaps at walls are hidden under skirting.
Bedrooms, living rooms and studies suit wood well. Bathrooms, laundry rooms and areas near outside doors where sand and water arrive are better in tile or stone. A threshold strip or a deliberate change of material marks the transition.
