They are water-resistant, warmer and quieter underfoot than tile, and can often be laid over a sound existing floor in a day or two per room, which keeps disruption between tenancies short.
The wear layer is thin compared with wood or stone, so heavy scratches cannot be sanded out — damaged planks are replaced instead. Large expanses exposed to direct sun through big windows can fade or move, so expansion gaps and good blinds matter. Quality varies a great deal; the thickness of the wear layer and the core are worth comparing between products.
SPC tolerates minor unevenness but not hollow or broken tiles, deep grout lines or steps. Existing floors are checked, filled and levelled where necessary. Door undercuts and thresholds are adjusted to the new floor height.
