Choosing a material for Dubai homes
Porcelain and natural stone stay cool and tolerate the sand that inevitably comes indoors, which is why they dominate Dubai villas. Engineered wood brings warmth to bedrooms but needs a stable, air-conditioned environment and the right adhesive. SPC and vinyl plank are fast to install, quiet underfoot and increasingly used in apartments and rental units.
The right choice depends on the room, how the space is used and whether the floor will be cooled by air conditioning year-round. A good contractor will ask about all three before recommending a material.
Preparation is most of the job
Uneven screed telegraphs through thin floors, hollow tiles crack new ones laid over them, and moisture trapped in a slab will lift timber. Before quoting, the contractor should check level, moisture and whether old tiles are bonded firmly. Levelling compound, crack treatment and moisture barriers are legitimate line items — a quote without them assumes a perfect slab.
Apartments have extra rules
Many Dubai buildings require an acoustic underlay under hard flooring so footsteps do not carry to the unit below, and some specify a minimum performance. Building management usually wants to approve the flooring specification before work starts. The contractor should ask for the building's fit-out guidelines rather than assume.

- Sometimes. If the existing tiles are firmly bonded, level and the added height works with doors and thresholds, an overlay can be quicker and cleaner. If tiles are hollow or cracked, they need to come up first.
